25 Jan Project Flip - Floors, Tiles, Fireplaces and Siding
It’s been a good few weeks for Project Flip!

To begin, my Alexanian washed oak floors started to go in and I couldn’t be happier with how they are looking…






And re: floors, my Ornamenta porcelain tiles that were sent all the way from Italy, also started to go down…



DYING over them. There will be two more patterns from this line going in the house. A black and white thick stripe for the powder room and this goodie in the kids’ bath…

I also had the master bathroom tiles delivered from ciot and I can’t get over how marble like they are. I went with porcelain for: budget, maintenance and ease of install. My current master bathroom is lined with real marble and the weight of it has actually cracked my ceiling multiple times so happy for something a bit less involved. The bathroom will be a wetroom so all walls and floor will be covered in these 24×24 pretties…


…happy as all get out about how the bathroom and master bedroom are playing so well together:)
And then aside from floors, some other bigness happened this past week…most notably the install of my gorgeous hand forged blackened limestone fireplace surrounds from Trumeau Stones…










I mean they’re almost just too much for me to handle…the craftsmanship is just heavenly. As you might notice, these beauties are decorative and won’t actually function as fireplaces. I wanted both the master and living room to have some regality to them, without really feeling the need to have working fireplaces so these are perfect. In the family room, we will have a working gas fireplace, which will be quite different from these lovelies.
What else?!? Oh yes…siding!
The outside of our house has gotten a big pick me up, thanks to the start of siding install! From the start of this process, I had my heart set on Cape Cod wood siding but after some timing and ordering issues, my builder convinced me to use Hardie composite siding and I’m really happy with the way it looks. I love the crisp white and wider boards…




Please try to shield your eyes from the horrible soffit and facia…that was totally an oversight on my part. It went up before I really knew anything about it and I sort of hate it. Our house has the type of roof that extends quite far over the frame of the house and will need eaves on every plane…long story short, it has a LOT of visible soffit and well, the stuff that’s there now makes me crazy. It will be replaced with matching matte white Hardie soffit, that will blend seamlessly with the siding.
Aside from the construction progress (as always, a huge thanks to my fave builders RMS,) I also did some ordering this week. For one, I selected all the exterior and interior door hardware from Upper Canada Specialty Hardware…

…and I’m super thrilled with the whole extended back plate situation. The interior doors will have a matte black finish and the exterior will be in satin brass.
I also visited one of my favourites, The Door Store, to find some pieces for various spots…
1. Garage lights…

2. Not sure where I can put these but I LOVE them…

3. Playroom…

4. I had hoped this Parisian set could work on my pantry but no dice…they’re too large so I’m at square one with what to do with these but they have to happen somewhere…

5. And last but VERY not least…these two iron gates. I don’t want to spill the beans on my plans for these but it’s good and I’m beyond excited…

And in addition to those little choices, I also narrowed down some paint selections from PARA…

Mint- mudroom cabinetry..Arsenic- kids’ bathroom walls…Blush- Scarlett’s millwork….Yellowcake- front door…Blue- boys’ bedroom walls.
The rest of the house will be various shades of white and grey…with the exception of the master. Our original plan was navy in there but I’m having a bit of a crisis of design plan there. We shall see. Also there will be wallpaper…lots and lots of wallpaper:)

Which trust me, could NOT have come at a better time. My husband is between jobs at the moment so carrying two houses much longer was not really ideal and with our house selling, we are officially moving into the flip, which means….I can decorate it the way that I want and not for immediate sale. This of course means that I’m going to do all the crazy things I can dream up and can’t wait to share as it all happens.
