11 Jan Project Flip - A HUGE Update
It’s been quite a while since I updated you on what’s been happening over at the grand project flip so I thought it time. There was a month or so of not much change because of the whole roof dilemma but things are back on track and changing at a furious pace so time to show you some progress!
When we last left off, things were about here…aka, electrical and HVAC were all in and framing was almost complete…



After the roof was finally dry, thanks to some cheap shingles that will serve as the base for the steel roof once it arrives, we were able to push ahead with ROXUL insulation, Fieldstone Windows and drywall…















And then base coat painting got under way, thanks to my favourite PARA paints…
The view when you walk in the door…not it’s super dark because we haven’t yet decided on a patio door on that back wall that’s all boarded up…

The kitchen…my hood will go between the windows with a horeshoe of lower cabinets below…

The refrigerator and pantry will be inset in the recess to the right of this shot…


And this is looking past the fridge and pantry nook into the mudroom…the door on the right leads to the garage…I’ve got big special plans for this wall…

And then heading upstairs…
At the last minute, I decided I want to keep and bring new life to the existing staircase…because of the asbestos and lead paint fiascos, we weren’t able to save much for the original house so I really want some token…plus I love the mule posts and think once stripped down to the natural wood, the stairs will look perfect in the space…

And the view from the hall into kid room #2…this house will only have 3 bedrooms (+attic) so if we end up living here for a bit, my two boys will be sharing this space…it’s going to be built in bunk bed city in there…

So that’s where we stand as of today.
As far as exciting progress news goes this week, my Alexanian wood floors are starting in the master bedroom TOMORROW!!!! And…the two incredible fireplace surrounds from Trumeau Stones are being partially installed on Wednesday. I can’t even wait re: both!
The best news of this huge amount of progress is that I now get to focus on the stuff I love…finishings and design. In the past few weeks, I’ve made a huge boatload of decisions and will share all of it in next week’s update post. Hardware, moulding, doors, paint etc. etc….excited to see all of it come to life.
As always, a huge thanks to my builder RMS for getting this business done and in this post, special high fives to Roxul Insulation (a full post on why I love their product is coming soon…for now, I’ll just tell you it’s my favety fave), Fieldstone Windows (don’t get me started on my love for double hung wood windows…obsessed with them. The ones that appear moss green on the inside are primed and ready to be painted so those ones will all be done in shades of blue, pink and grey) and PARA paints (going bold with this house…there is going to be a lot of colour:).
