Monday Moods-The End of Summer

Despite having been out of school for quite a while now, there is still something fresh and exciting about this time of year that has me motivated to get back on track and moving forward with lots of different projects. Though I am sad to see the summer go, I am excited for what’s coming next. This week’s Monday Mood is all about my favourite things-old movies, beautiful spaces and pops of pink on pink!

Project Flip – Bathrooms and a Builder

There’s lots to update on…

…starting with the uber exciting news that we officially have a builder!!!!! Yes sir…I’m thrilled that RMS will be doing this renovation for us…

So far I can’t say enough about how incredibly hard these people have been working for me…trying to find finishes for less…texting me from suppliers who might be interested in partnering…being available night and day to answer questions…I could go on.  I’m SO HAPPY that we’ve found a builder that is so flexible and excited about working on this with us…really, really, really.

And on the delighted train, I’m pretty sure that demo will be starting this week or next and I can’t wait to share all the progress pictures with on that front.  As you know, we bought this property over 2 years ago and I’ve been staring at it every day since just waiting and wondering if anything was EVER going to happen and now it really and truly looks like something is…I seriously couldn’t be more excited.

I’ve been making decisions and finalizing plans left right and center so here’s a few updates on what’s going to happen with the finished home…if all goes according to plan that is.

Bathrooms….I’ve nailed down most of what’s going to happen in all of these.

For the mainfloor powder room, I’ll be using Wall & Deco Stucco wallpaper for the walls…

I actually already have a few rolls of it leftover from a top secret little shoot I worked on a while back so it’s going up.  The bathroom is bitty so I want it to pack a lot of punch.  For the vanity, I want a solid slab of something going from one wall to the other…either wood, concrete or a marble look-a-like…something along these lines…

I have a really pretty thin framed black mirror that will go above the vanity and then I’m thinking of hanging this West Elm pendant on one side…

Floors will be the white washed oak that’s on the rest of the mainfloor.

Next, the upstairs bathroom…for here, I want a playful sort of something.

To start, I want to do the floor in patterned black and white hexagons…like this…

OR…something with a little more whimsy like this…only in reverse colours…

For the vanity, I’m going vintage with a wall hung troph sink…

And for the walls, I’m thinking of leaving them painted…maybe with some good moulding…but doing a while herringbone with cheap tile in the shower…

I haven’t sorted out lights yet but thinking of re-using my Venetian mirror for above the sink…

Lighting isn’t sorted in here yet…maybe some sort of swing arm sconces on either side of mirror…or ball pendants like I did in a client’s bathroom a while back…

I always loved how they played agains that style mirror.

As for storage, I spotted this antique curio yesterday and thinking if I painted it black, it could make for some pretty great towel/soap/bathroom stuff storage…


OR…I might save this for somewhere else and do something more modern like this Crate and Barrel goodie…

We shall see on that front.

And that brings us to the master ensuite. I’d like to go for calm and serene in here so it’s going to be white. I’m considering wrapping everything in marble look-a-like porcelain tile in combo with Jason Wu for Brizo black fixtures…

For the vanity, I’m doing a custom very simple floating white number…

…with frameless mirror above and I’d love to have the wall hung faucets integrated into it…

To save on costs, the flooring in here will be the white oak, with the marble that’s on all the walls, on the floor of the shower.

The shower situation will be like above as well…one panel of glass without a door, shower head from ceiling with a floating tub in that same ‘wet area’.  Because we’re doing two floors in here, we’ll need a threshold for the shower area.

Lighting is still pretty up in the air in here too but I LOVE these Parachilna pendants…

…though they’re also on the contender list for the kitchen island so again, we shall see where it all lands out.

I also have these Lambert et Fils lovelies on the maybe list…

Blog Scheduling, Project Flip (Elevation Work, Sourcing and the Floor Winner) and House and Home

Three things for today:

First, In an effort to get back to regular blogging, I’ve decided on a schedule of sorts to keep things on track.

So…to keep me accountable, here’s the line up:

Thankfully, I have some amazing helpers on this front so stay tuned for lots of goodness.

For today, as it is Monday and all, I figured I should update you all on the progress of #projectflip i.e. my attempt to renovate and sell the house we originally purchased for demo re: the dream house.

If you recall, my architect WJB Designs and I put together a plan that involved a total gut reno of the existing 2 story cement block of a house.  We also decided early on to extend the main floor to include a garage, mudroom and combo kitchen/family. The addition proposed added much needed space to the first floor but left he upstairs with a simple tweaking of spaces to make room for a master ensuite.  After looking at the plans and really analyzing a few things, we quickly came to the conclusion that the upstairs would need a little more space as well. We also decided that the elevation, though pretty, really needed some help in terms of window sizing. So…round two of design work began and brought us to here…

We have a few hurdles to get through in terms of the site plan in that the existing structure is placed to the far left of the lot and much closer to the road than current setbacks so we’re crossing fingers the addition can go in accordance to the plans…a meeting with the town today will hopefully give us the go ahead.

There is also likely to be a little more tinkering with the layouts.  For one, I’ve changed the shower in the master bathroom to run the length of that space, with the toilet on the outside. I’m really hoping to get a freestanding tub in the shower area with the showerhead coming from the ceiling. I’m also playing with the kitchen/dining room to make them more open to one another so I can extend built-ins into the dining room…the kitchen is quite small so I’m hoping this will add some much needed storage.  The dining room is dinky too so again, hoping this helps open both spaces

As far as what the house itself is going to look like, I’ve been running around like a crazy person lately trying to source and spec everything.

On the facade, the existing structure will be re-stuccoed in white. The additions will be covered in wood siding, again in white. The windows will be black on the outside and on the first floor interior…white upstairs inside.

The bathrooms are coming together but probably warrant their own post so I’ll run through the first floor for now.

To start, the kitchen is going to have lowers only and I’m leaning towards using IKEA’s Tingsryd cabinets in all black…I adore this kitchen from the Princess Margaret Showhouse kitchen and want this look for the main cabinetry area.

I plan to do all the walls in subway tile but with white grout…same goes for the hood…want it to be a simple box shape like the one I have but covered in tile…

The counter will be carrera marble in a honed finish and for the island, I want an antique drapery table…thinking this one from Black Rooster

For the combo dining room business, I want to use a more panelled cabinet door and line the walls in black cabinetry a la this kitchen designed by Jessica Helgerson, which is PS, in my top 5 of all time faves…

For the floors, I’m going to be using Cement Tile Shop goodies in a pattern that makes me think old bistro…

I’d also love a tufted leather banquette in there but we’ll see how the budget fairs.

And I guess that’s the kitchen/dining.

What else can I tell you?

The office area, along with the rest of the first floor will be panelled to within an inch of it’s life thanks to the amazingess that is Metrie.

Overall, I’m going for this sort of business…

…which is as you all know by now, my favourite look. Parisian apartment meets bronx loft.

I’m going to try and do metal doors on both entrances to the office, that slide on a track like in my current laundry room.

Lambert et Fils will be lighting up the entire house I hope, so that will also be pretty swell…

As for the floors, those who follow me on Instagram know of the debate I posted between my final two selections…

To be honest, I had already decided in my own head but was curious to see what the general population thought…since this house is for re-sale, I wanted to see if my choice was also the one the people loved the most:) Thankfully, it was…but not by much. I think by final count, my choice edged out the other by just 20 or so votes.

So…drumroll…the floors will be done in the….

….BOTTOM one!!!!!

I freaking love it…it’s warm, old looking and I adore the small seems that make the floor look like it’s finished on site.  Though the grey is super pretty, it’s just not the look I want for this place…need people to come in and feel like they’ve been given a warm hug so they want to throw down their greens on the place and I think the washed oak is perfect for that.

And I think that’s all I have for today on the #projectflip front.

Which leads me to my last but VERY not least news…I’m beyonnnnnndddd excited to share the video I did for House and Home, which is basically an interview tour of the foyer and piano room I did for Project Barringham…

Update- Happenings at Project Greenbay

It’s been a while since I updated you as to the things happening at #projectgreenbay so here it goes.

1. The playroom has been re-invented as a media room. My clients decided that they wanted toys in the newly finished basement so this room is now a TV watching/loungy dark on dark oasis.  We’ve painted all walls/built ins in BM Dark Harbor and the curtains are being done in one of my all time favourites, Flying Ducks by Mulberry…

A new sectional has been purchased and is being uph0lstered in a dark teal velvet…

…a vintage burl coffee table will go in front of said sectional…

…and on the other side of the room will sit a Saarninen marble table with 4 lucite chairs upholstered in a classic, La Fiorentina.

…or we might just keep them as is because well, they’re pretty awesome to begin with…

Oh and one last thing…the vintage sideboard we purchased from 219 has also had its makeover.

2. The living room is coming together with the arrival and re-upholstery of our vintage sofa from 219.  You might remember that this beautiful piece started off like this…

So so happy!

We’ve been playing around with some fabric options for the rest of the room and are anxiously awaiting the arrival of our Lawson Fenning brass and pink silk wool chairs…

Though not officially purchased, this is the coffee table we’re leaning towards to sit in front…

As for the floor, the search for a rug has not been an easy one.

Thankfully, I think I’ve finally come up with the one I’d LOVE to see in there, thanks to this amazing inspiration room front Sally Wheat

3. Family room…our Dwell Chester sofa in black leather has arrived, along with some pretty great Kelly Wearstler pillows…

…my client and I have decided to move forward on bringing in one of her most favourite fabrics, that gorgeous black, white and blue silk…

4. Bedrooms…one of the daughter’s rooms is going to get a super pretty new addition with the arrival of this vintage rug…

5. And last but not least for today, our Carrocel custom canopy chairs are in place in the kitchen/bar area…

Inspiration, Thankfulness and INCREDIBLE Home and TV

I’ve been admittedly feeling a little un-inspired lately.
Not really sure why.
Maybe it’s the whole #projectdreamhouse on hold situation.
Maybe its the changing landscape of blogging…less blog commenting/more Instagramming etc. etc.
Who knows.
The thing is though, tides can change.
And with a few recent events, this sort of blech train I’ve been on has decided to leave the station.
For one, I’ve got a ton going on in the design work department.
I’m currently working on 6 projects, which feels SO awesome.
Two of those are local guys and 4 are of the e-design sort…and all, immensely good.
On the full service end of things, my two neighbourhood clients have been making my brain sing with inspiration lately.
I’ll give you some more detailed updates on these projects soon but for now, I want to focus on a few things we’ve sourced for their spaces that are just making my heart sing.
For #projectbistrochic, we’ve been on the hunt for the perfect coffee table.
My fabulous client forwarded me a selection from one of my favourite Toronto design stores and just lookie what I found…

If I didn’t have a baby who might kill himself on those corners and had extra money growing on trees, that beauty would so be mine.
In the meantime, I’m hoping she’ll give it the OK for her family room…if you remember, it’s the one I detailed here….think Hague Blue moody glam with a twist.
And if not, I’m going to show it to my other local client, whose known around here is #projectwholehouse…we’ve just begin work on her piano room and I can’t wait…it’s not often that you get to decorate a room entirely around a piano.  And the best part is that the space is completely closed off from the rest of the house so we can really do anything we want in there.

4. one of the most stunning pieces of furniture I’ve come across in a while:

It’s a recent addition to Black Rooster’s inventory and I’m DYING over it.


Thing is though, as you can tell from this post (aka #projectbistrochic,) I’m already doing a room with dark paneled walls and as much as I LOVE them to the moon and back, I of course want each of my clients to get something that’s new and fresh and not already in my portfolio as it were.

Which leads me to a discovery from yesterday.

Let me take a step back for a second.

Remember this post and this one from last week, where I was on a little soapbox about the importance of bloggers supporting each other etc. etc.?

Well, because good ALWAYS wins over bad, I came home yesterday after picking up my kids from school, to an email from a brand spanking new client who found me solely because of this amazingly sweet post from my friend Bailey over at Peppermint Bliss.

To have such kind words written about me, from someone I consider so incredibly talented, well, that just so made my day…to say the least.

And to add to the good day as a result of someone’s post fun, I was perusing the comment section and found one left by someone named Sam, who directed Bailey to a spread that she thought was very much her style.

And when I linked over out of curiosity, holy hell…I just about lost. my. mind…

First there’s the exterior that’s making me seriously consider grey over white…

And then there’s these 3 spaces in particular, had my mind racing with ideas…

1. Living Room- just when I thought I was maybe slightly tired of pink (and by slightly, I mean very slightly,) this room goes and makes me fall in love alllllll over again…


If #projectdreamhouse does indeed happen (which I’m meditating into being daily by the way) I will have a pink room that has this perfect hue covering all the trim, all the walls and the ceiling- absolutely nutzoid over this.

2. The kitchen- I’ve been wanting to use that DG wallpaper since the beginning of time and seeing it on the ceiling in this kitchen blew my mind in a very crazy way…

I’m also insanely in love with the pantries that are just solid large pieces of mirror…one of my absolute favourite things about my kitchen is the mirrored cabinets and if I do get to create a new one, some variation or love child of these ones and mine will happen…also the wallpaper again…thinking dining room…somewhere…anywhere…this photo has convinced me that I have to have it…for suresies.

3. The family/sitting room- again with the pastels…this time a gorgeous lavender….crazy about the colour palate…crazy about the vintage lighting…crazy about the rug…crazy about all of it.


It’s all just a little Wearstleresque but with some real life livability thrown in…daring but a little restrained…edgy and cool but not over the top.

All this to say that I LOVE EVERY SINGLE INCH OF IT…and PS, there’s more to this place that I didn’t show you…link HERE to see the whole tour.

After really letting this goodness soak in, I felt my brain shift a little….for the last little while, I’ve really been feeling white walls…everywhere.

But the colour in this place…holy shit…so beautiful and if when #projectdreamhouse does happen (the power of positive thinking;) I just might just might throw some colourly goodness up on those walls.

And in the meantime, and back to project stuff, I’m going to promote all kinds of pretty paint, starting with #projectwholehouse and the piano room I just showed you…thinking I just might try to convince my lovely clients to try something a little daring…aka, walls covered in pastel.
